Traditional project development always starts with an idea or business need. CMF + PARTNER imple­ments the user's requirements for the property and ensures the best possible return to the investor.

Our services comprise all tasks for the creation of the property, starting with the search for and selection of a suitable plot of land and the pro­curement of construction permission, taking into account the planning, legal and economic aspects. Then – usually as a general planner – we provide

all planning services, obtain all the necessary permits and coordinate the implementation up to handover. Regardless of the nature and scale of the project, our integrated team of architects, civil engineers and economists, as well as our close cooperation with specialist partner agencies, give the client a guarantee of competence and experience. Together with our sister company CMF Capital we can also structure the financing of construction projects.

General Planning

CMF + PARTNER often acts as the general planner in the implementation of construction projects and thus frees you from the need to manage the archi­tects and various specialist planners. We are your central contact on all planning and implemen­tation issues up to the handover of the property. This avoids misunderstandings, optimises cons­truction coordination and encourages synergy.

In advance of the tender we set particular store by the most detailed and sophisticated planning possible. This enables us to create the ideal conditions to receive attractive offers by compa­nies for the implementation – whether with a general contractor or by individual allocation. During the implementation phase, we monitor the quality of construction, compliance with deadlines and the evolution of costs.

Project Control/Project Management

In addition to technical planning, we offer the client commercial consultancy and support on all individual project stages: development of usage concepts, project preparation, organisation and scheduling, negotiations with third parties and

contracts with specialist designers and construc­tion companies. In addition to cost control we audit commercial invoices and handle payment. On request we can also take on further services such as marketing and leasing.

Property Management

The detailed knowledge we have gained about the properties constructed puts CMF + PARTNER in the perfect position also to take on technical and commercial property management services on behalf of the owner. In addition to the ongoing organisational and technical support of tenants,

this also includes the annual billing of operating and ancillary costs and the monitoring of external service providers.

Real Estate Consultancy

The administration, analysis and management of the property after the end of the construction phase are critical for a healthy balance sheet. CMF + PARTNER advises on all necessary tasks within property management. We perform tenant acquisition for the initial and subsequent lettings, support you in lease negotiations and carry out any necessary conversion work for you. When selling existing properties and purchasing new ones, our services range from the determination of the fair

market purchase price through the search for a buyer to assisting in sales negotiations.
